Pre-Construction:
- Initial Planning & Agreement: You collaborate with the client to create a clear operational agreement, ensuring everyone understands the project scope and activities.
- Requirements & Budgeting: You identify the client's needs and develop detailed plans, keeping the project within the target budget.
- Bidding & Permits: You manage the bidding process with subcontractors and suppliers, and handle any permit requirements.
- Reduced Stress: This phase ensures fewer headaches for the client and gives them more control over the project's outcome.
Construction:
- On-Site Management & Communication: You handle all subcontractor coordination, manage payments, track insurance, and keep the project on schedule.
- Transparency & Coordination: You ensure open communication, with weekly coordination meetings to resolve issues promptly.
- Strict Schedule: The workday runs from 7:30 AM to 4:30 PM, Monday through Friday, with flexibility only when necessary.
Completion:
- Finalizing Details: As the project nears completion, you review inspection reports and confirm subcontractor completion.
- Closing Documentation: You provide all necessary documentation, including warranties, manuals, and as-built plans.
